• Walk-out basement— counts as a story if it's partially above ground and has exterior walls that need washing / painting / gutters. Otherwise stick with above-ground floors only.
• Above-grade basement — even if it feels like a basement inside, if the exterior walls are exposed to weather, count it.
• Split-level — count the number of distinct exterior siding heights. Most split-levels are 2-story equivalents.
• Steep roof / cathedral ceiling — go by the number of full floors, not roof height.
